What's Covered

Business Owners Policy (BOP)

Bundles general liability, commercial property, and business income coverage into one policy. The foundation of contractor insurance — affordable, comprehensive, and easy to manage.

Commercial General Liability

Covers third-party bodily injury, property damage, and personal injury claims arising from your contracting operations. Required by virtually all clients and landlords.

Commercial Auto

Covers your work vehicles — pickups, vans, trucks. Liability, collision, comprehensive, and hired/non-owned auto for rented or employee-owned vehicles.

Tools & Equipment

Covers your tools and equipment against theft, damage, and loss — whether they're in your truck, on a job site, or in storage. Replace stolen drills, saws, and laptops fast.

Workers' Compensation

Required in most states for businesses with employees. Covers medical expenses, lost wages, and rehabilitation for work-related injuries.

Professional Liability (E&O)

Covers claims of negligence, errors, or omissions in your professional services — design flaws, defective work, or failure to deliver as promised.

Umbrella/Excess Liability

Extra coverage above your general liability limits. Essential for contractors bidding on large projects that require $2M–$5M+ in liability coverage.

Certified COI

We issue certificates of insurance (COIs) that meet your clients' specific requirements — additional insured endorsements, waiver of subrogation, primary/non-contributory language.

Who We Cover

Every type of contractor — residential, commercial, specialty trades, and everything in between.

General Contractors

Large-scale projects require high liability limits, umbrella coverage, and strict COI compliance. We'll make sure you meet every client requirement.

Subcontractors

Electrical, plumbing, HVAC, drywall, roofing — each trade has unique risks. We tailor coverage to your specific work and client requirements.

Residential Contractors

Home builders, remodelers, roofers — protect yourself and your clients with comprehensive coverage for residential projects.

Specialty Trades

Solar installers, elevator contractors, landscaping, pool builders — niche trades with niche risks. We carry specialty lines for unusual operations.

Contractor Insurance — Frequently Asked Questions

What insurance do contractors need?

Most contractors need a combination of the following:

  • General Liability — required by almost all clients and leases
  • Commercial Auto — if you use vehicles for work
  • Workers' Compensation — required in most states for businesses with employees
  • Tools & Equipment — protects your expensive gear
  • Professional Liability — if you provide design or consulting services
  • Umbrella/Excess — for large projects requiring high limits
  • Builder's Risk — covers materials and structures during construction

We'll build a customized package based on your trade, client requirements, and state regulations.

How much liability coverage do I need for my clients?

Client requirements vary by project size and type. Common minimums include:

  • Small residential projects: $1M per occurrence / $2M aggregate
  • Commercial projects: $2M per occurrence / $4M aggregate
  • Government/large corporate: $5M+ umbrella coverage

Your contract will specify the exact requirements. We'll make sure your policy meets or exceeds them, including additional insured endorsements.

What is an additional insured endorsement?

An additional insured endorsement adds your client (or property owner) to your general liability policy. If a claim arises from your work, the additional insured's assets are protected, and their insurer may contribute to the defense. Most client contracts require this. We handle the endorsement process and ensure your COI reflects the correct language.

What is Builder's Risk insurance?

Builder's Risk (also called "Course of Construction" insurance) covers materials, fixtures, and structures while they're being built or renovated. It protects against fire, theft, vandalism, wind, and other perils during construction. Typically purchased by the property owner or general contractor for the duration of the project. It's separate from your general liability and commercial property policies.

Do I need different insurance if I subcontract work?

Yes — when you subcontract, you need to ensure your subs have their own insurance and name you as additional insured. You may also need a higher general liability limit to cover vicarious liability (liability for your sub's work). We can help you structure your policy to cover subcontractor-related risks and ensure every sub meets your contract requirements.

How much does contractor insurance cost?

Contractor insurance typically costs $1,000–$5,000+ per year for a basic BOP with $1M general liability. Adding commercial auto, workers' comp, and umbrella coverage increases the total. Rates vary by trade, location, payroll, revenue, and claims history. We shop multiple carriers to find you the best package at the best price.

What is a certificate of insurance (COI) and do I need one?

A certificate of insurance (COI) is a document issued by your insurer that proves you have active coverage. Almost all client contracts require a COI before work begins. It lists your policy details, limits, endorsements (additional insured, waiver of subrogation), and effective dates. We issue COIs quickly — often within hours — and can update them as your coverage changes.
